For the landlord, and the firm that manages for one

Fairness between tenants, with the evidence to show it.

Your tenants share a car park and disagree about it. The allocation is in each lease annex; the exceptions are in an inbox; the day-to-day is a list somebody keeps. When tenant A says tenant B is in its spaces, it escalates to the property team, and the property team has two accounts of what happened and nothing to decide it with. When somebody asks for the plate history, the camera vendor runs the query and sends it back in its own time.

What changes

Rules between tenants, set once. Stalls granted to each tenant company zone by zone, per property, and across the portfolio for those who run several. Inside its grant each tenant runs its own booking rules, and every refusal says which check failed.

Each tenant inside its own boundary. A tenant company sees only its own people, vehicles and bookings; the database itself filters what each one can read. Clear number plates of a tenant’s employees are never shown to the landlord.

A record you can hand to either side. Every administrative change goes into an append-only, chained audit log, and any selection of it exports as a signed package a reviewer can verify offline. Where you are yourself a party to a dispute, Vadoris records both sides and overrules neither.

One zone's stalls, granted per tenant; every change to a grant is recorded. Illustrative data.

Price lists and monthly statements

Price lists per property, zone, tenant, or tenant and zone. Each tenant’s monthly statement is built from its bookings and the price list in force and exports as PDF, Romanian e-invoice XML, CSV, Excel or JSON; you send it as you do today.

For property managers

One way of running parking across the buildings you manage, each with its own rules and its own owner’s cameras, and a record you can hand the owner at the end of the month.

What stays yours

The cameras and the integrator at each building. Vadoris receives plate events from Metrici, Hikvision, Dahua, Axis and Plate Recognizer cameras, and where the installation supports it (today Metrici, in command mode) it opens the barrier for an allowed arrival; each installation is validated on site. The gate record is a report in your own console, plates masked by default, rather than a query the vendor runs for you.

“Who runs this on our side?”

Setup is a service: Vadoris provisions the property and the tenant companies, connects the identity systems, and draws the parking map from your numbered plan. Day to day, tenant admins operate inside the rules the property set; the property team sees the exceptions and the record, not the traffic.

Bring one property. See the record it produces.

Demos are configured around one of your properties: its tenants, its zones and the allocations in the lease annexes.
