Set the rules. Prove the record.
Vadoris governs shared parking in commercial buildings: allocation under explicit rules, structural isolation between the companies that share the car park, and a record behind every decision.
The gates work. The governance doesn't.
Barriers open, cameras read plates, badges scan, and none of it decides anything. Who gets which spaces lives in the lease annex, a spreadsheet and an inbox. Exceptions are remembered selectively. Utilisation is a guess. When a dispute lands there are two versions of the story and no record to decide it with.
Every square metre upstairs has a lease, a price and a record. The parking level has a barrier and a list. That is a cost that generates arguments, not an asset that serves the building.
Rules, boundaries, evidence.
Rules
Every booking runs the same written checks in the same order, and the first that fails gives the answer. The most specific policy wins and a deny beats an allow. Every refusal says why.
Boundaries
Each company sees only its own people, vehicles and bookings. Isolation is enforced at the database layer with row-level security, not an application filter.
Evidence
An append-only, hash-chained audit log of administrative decisions. Camera flags carry their evidence to a person; nobody is sanctioned automatically.
Three ways to run a car park. One record.
You own the building and park your own people in it. Parking is run by someone in facilities, from a spreadsheet, and everyone knows whose car never gets blocked in.
Vadoris gives you the rules, the quotas by group and the record, in one console, with one decision to make.
For owner-operated buildingsYour tenants share a car park and disagree about it. When it escalates to the property team there is a lease annex, a list and two accounts of what happened.
Vadoris puts explicit rules between the tenants, keeps each one inside its own boundary, and writes every decision to a record you can hand to either side. Property managers get the same across every building they run.
For landlords and property managersYour parking programme is a spreadsheet and a group chat, and the gate's record of your people sits with the landlord.
Vadoris lets your own admin run allocations, waitlists and visitor passes inside the building's rules, with the roster from your HR system and a privacy wall from the landlord.
For tenant companiesOne chain of custody, from rule to gate.
Sets the rules
Grants stalls to each tenant company, zone by zone, per property; a portfolio admin works across buildings. Where the owner is also the occupant, the same rules govern its own groups.
Operate daily
Booking rules, group quotas, visitor permits and disputes, inside the stalls the owner granted.
Book and pass
A stall on the map, a QR pass for reception, and the booked plate recognised at the gate.
Verify arrivals
ANPR matches plates against bookings and flags exceptions for a human decision.
Built for the people who carry the liability.
Explained decisions
Every refusal says why; every booking keeps the policies that applied.
Hash-chained audit log
Append-only record of administrative decisions.
Structural isolation
Row-level security at the database layer.
Plate custody
Clear text only on vehicle and visitor records; masked by default.
Privacy requests built in
Recorded and answered in the product, not in an inbox.
